It is unethical for an agent to put your house on MLS

Any real estate agent who suggests putting your house on MLS is being unethical.

Any agent who cannot reach REAL qualified buyers when not using MLS will not real REAL buyers when listed on the MLS. They will reach OTHER agents who ALSO cannot reach REAL qualified buyers.

MLS prevents your house from being searchable by Google and internet search engines.

Once your house goes on MLS, your house becomes MUCH MORE difficult to be found EXCEPT by other MLS members. The consumer will NOT be able to find your house without going through MORE middlemen.

MLS uses old 1980's technology. The web already makes MLS outdated. So why is MLS still around? Because real estate agents are not technologically capable. So they need to rely on old world technology.

 

Think about it, what is MLS? it's basically 1 website for your area. MLS are separate local entities of a few broker offices that decided to charge other real estate offices to use their website. It INCREASES commissions. It INCREASES cost of each real estate transaction.

It INCREASES the prices of houses with the profits going to ADDITIONAL middlemen. 

 

 

Google and read more. This should be obvious with just a little digging.

That is why you see LARGE capable real estate offices DO NOT use mls. If you want INCREASE exposure to REAL buyers you need to do REAL marketing. Not hide it amongst real estate agents musical chairs.

Thanks for keeping us warned but I can't help from wondering if this option so unethical why is it still there? I read about it before when I was searching for apartments in Baltimore, MLS is widely used and it real whether we like it or not...

MLS makes a lot of money from

MLS makes a lot of money from agent subscriptions. Some regional MLS ban their listing from being searchable by google or other search engines because that would make the need for their proprietory list unnecessary. On top of that a surprisingly large number of agents do not know how to make their own websites and list properties so they still depend on mls.

Commissions for a house sold through mls is also much higher because they have to split amongst several offices. This in turn keeps more agents in business. So it doesn't hurt them to sell the idea that MLS is a good thing.

When you look at mls, what is it? it's basically a website that list homes for sale. Well anyone can make a website. Agencies now have their own website but cannot afford to advertise by other means. So they are reliant on the mls. it's a self feeding loop. Agents can't afford advertisement, so they rely on mls, mls can't afford to survive without agents subscriptions. In the end it just hurts the consumer until the consumer realizes they can find houses for sale on their own.

'Listing on MLS' also means you are tied to one agency. Regardless of who sells your house, the agency you signed up with has the final say of which offers gets presented to the owner. So it's a very good tool for an agency to keep you in the dark.
